This investigation identifies recognized environmental conditions and states them (or their absence) in a Phase 1 Environmental Site Assessment report.  In 2022, the EPA approved a new standard practice for conducting this due diligence and writing the report which, among other things, has changed the definition of recognized environmental condition.
